Over tax year 2021, two owner-occupied rental properties — a 3-family and a 4-family — were jointly owned (50%) for the month of January. After that, the deeds to each property were modified to grant sole ownership to the residing owners. So one month of joint ownership and 11 months of sole ownership for these properties. Should the income and expenses be reported on a single Schedule E — as they have been in the past reflecting previous joint ownership? Or should there be two separate Schedule E’s to reflect the change in ownership share after January?
